The brief
The client had confirmed RAAC planks over part of the roof and needed the worst-rated bays dealt with first. Our scope covered temporary weatherproofing, panel removal, new deck, insulation and a single-ply covering.
The challenge
The building remained in use throughout. Each bay had to be sealed and made watertight before the next was opened, and the rooms below were decanted in turn to an agreed schedule.
The result
Phase one completed to programme with no water ingress. Every bay was recorded and signed off with the structural engineer before it was closed up, and the remaining phases were priced from that record.
